How much does it cost to build a lakefront custom home in the Okanagan?

Lakefront custom homes cost more than comparable inland builds because of shoreline site work, geotechnical engineering, and added permitting. Our high-end custom homes start at roughly $500 per square foot, and because that reflects a fully custom luxury build, it sits above the average new home in the area. Lakefront builds typically sit toward the upper end depending on the lot and finishes, and that figure is a starting point, not a ceiling. What are the riparian and setback rules for building on Okanagan Lake?

Building near Okanagan Lake usually requires a Riparian Areas Protection Regulation assessment when work falls within 30 metres of the lake’s natural boundary, measured as a 30 metre riparian assessment area. A Qualified Environmental Professional completes the assessment and submits it through the provincial notification system, and local zoning adds its own setbacks. Our team coordinates these assessments early, so your design respects the shoreline and moves through permitting smoothly.

Do I need a permit to build a dock on Okanagan Lake or Kalamalka Lake?

Yes. Any dock on Okanagan or Kalamalka Lake needs provincial authorization because the foreshore is Crown land. Work in and around the water requires a Section 11 approval under the Water Sustainability Act, and your dock needs either a General Permission or a Specific Permission and Crown Land Tenure, depending on the design and foreshore sensitivity. Our team works with the right specialists so your moorage is planned correctly from the start.

Who owns the beach and foreshore in front of a lakefront home?

In British Columbia, your private property generally ends at the natural boundary of the lake, which is roughly the high-water mark. The foreshore and lakebed below that line are Crown land, not private property. This is why docks and shoreline structures require provincial authorization. Confirming exactly where your property ends is one of the first things our team checks when planning a home on the water.

Why do lakefront lots need a geotechnical report?

Shoreline and hillside lots in the Okanagan often sit on variable soils and slopes, so a geotechnical report confirms soil stability, foundation design, and safe building elevations. The City of Kelowna commonly requires one for sloped or sensitive sites. Our team arranges the geotechnical work during planning, so your foundation and site design are sound and permit-ready before construction begins.

How do high water and flooding affect building on Okanagan Lake?

Okanagan Lake rises each spring during freshet, and homes are built to a recommended flood construction level of 343.66 metres above sea level, which is 1.18 metres above the full pool target of 342.48 metres. The 2017 flood, which peaked around 343.27 metres, showed why this matters. Our team designs main living elevations, drainage, and shoreline detailing with high water in mind, so your home is both stunning at the water’s edge and resilient.
